Condition evidence, from investigation to completion

Defects are numbered, photographed and recorded at investigation, then signed off against the same schedule at completion. The comparison below is the format of the evidence provided on every project.

Capability

Remedial services, end to end

01

Concrete repair

Diagnosis and repair of spalling, cracking and reinforcement corrosion, addressing the electrochemical cause rather than the surface symptom.

02

Water leaks

Locating where water is actually entering before anything is opened up, then stopping it — through slabs, walls, basements, carpark decks and balconies — with the repair matched to the cause.

Explore →
03

Carbon fibre strengthening

Carbon fibre laminate and wrap strengthening of slabs, beams and columns — adding capacity with millimetres of material and no demolition — constructed to the consulting engineer's design and documented for certification.

04

Post-tensioning works

Works to post-tensioned slabs — locating tendons, truncating and re-anchoring them where new openings are cut, repairing anchorages and stressing pockets, and replacing damaged tendons — carried out to the structural engineer's design and procedure.

05

Facade remediation

Investigation and repair of facade defects across render, masonry, precast and curtain-wall interfaces, using access strategies that keep buildings occupied and compliant.

Explore →
06

Balconies & balustrades

Remediation of the highest-frequency strata defect end to end, covering membrane, substrate, slab edge and balustrade compliance in a single scoped package.

Explore →
07

Cladding rectification

Combustible cladding replacement and facade compliance works in the post-Cladding-Safety-Victoria landscape — engineered, permitted, and documented for insurers.

08

Difficult access

IRATA-standard rope access and engineered access solutions for inspection and repair where scaffold is not the economic option, costed transparently against the alternatives.

Method

How an engagement runs

Four stages, from initial investigation through to verified handover.

  1. 01 / INVESTIGATE

    Investigate

A structured condition investigation: visual survey, cover meter and moisture mapping, and targeted break-outs where the suspected mechanism warrants them. The output is a written condition report with a numbered defect schedule.

  2. 02 / SCOPE

    Scope and price

The report becomes an itemised methodology: defect schedule, named repair systems, access strategy, programme and staged pricing. Formatted for committee approval or for review by a consulting engineer.

  3. 03 / REMEDIATE

    Deliver

Works executed to the approved methodology, with inspection and test plans, hold points and progress photography. Variations are documented and approved before the work proceeds.

  4. 04 / VERIFY

    Verify and hand over

A completion report with condition evidence against the original defect schedule, warranties for the systems installed, and a maintenance schedule to protect the design life of the repair.

The evidence

Industry context

Published research and Victorian Government findings relevant to owners corporations planning remedial expenditure. Each figure links to its source, with the sample and jurisdiction stated.

57%
Victorian OC schemes registered since 2000

57% of Victorian owners corporation schemes were registered since 2000, against 50% nationally — Victoria over-indexes on the post-2000 apartment cohort, which is now reaching the age where original membranes, sealants and coatings reach the end of their service life.

Australasian Strata Insights 2024, City Futures Research Centre, UNSW (2024)
28%
Of waterproofing defects are balcony membranes

Balcony membranes accounted for 28% of all waterproofing defects recorded — the single largest waterproofing sub-category. The same study noted that Victoria reported a higher proportion of balcony membrane defects than the other states examined.

Johnston & Reid, An Examination of Building Defects in Residential Multi-owned Properties, Deakin University & Griffith University (2019)
1 in 4
Cladding-funded buildings had leaking balconies

Of 339 buildings in the Victorian cladding rectification program, half had defects unrelated to cladding and one in four had leaking balconies, balustrades or terraces causing structural damage.
