How we work with owners corporations
Remedial works fail in strata for procedural reasons more often than technical ones: scopes that cannot be compared on a like-for-like basis, quotations that cannot be explained at an annual general meeting, and funding questions that remain unaddressed until the vote is taken. Our deliverables are structured around the owners corporation decision process.
Triage aligned to the reporting workflow. Reported defect, site assessment, then a written triage note with photographs, severity ranking and a recommendation that the owners corporation manager can forward directly to the committee. Urgent make-safe items are identified and priced separately from planned works.
Committee-ready proposals. Every proposal sets out the condition evidence behind the scope, options at different intervention levels with the trade-offs documented, staging that can follow the available funding, and written answers to the questions committees raise: the basis for acting now, the consequences of deferral, and how the price is derived.
General meeting support. For major works we provide decision-pack materials: summary documents, before and after evidence from comparable projects, and attendance at general meetings to answer technical questions on the resolution.
Works around residents. Notification templates, access scheduling, noise windows, protected paths and a single point of contact. Resident enquiries during the works are directed to the contractor rather than to the committee.
Commercial administration. Security of Payment Act (Vic) compliant terms, certificates of currency provided without request, and variations documented and approved before the work is carried out.
